Selling one house and buying another, with both completing on the same day, is common and it is the arrangement most likely to go wrong. You must be out of one property before you have legal access to the other, and the gap between those two moments is not always as short as everybody assumes.

Try hard to avoid it

Worth stating first, because everything else is mitigation.

Even one day between the two transactions transforms the move. Ask about a rent-back arrangement with your buyer, or a possession date a day or two after closing on the purchase. Both are ordinary requests and frequently agreed.

The cost of a day or two is almost always less than what a same-day move costs in money and risk.

If it must be same-day

Load early and completely, starting first thing. The truck is loaded and waiting rather than the crew being idle at the old house while paperwork clears.

Have a plan for a delay. Funding can arrive late in the day, and keys are not released until it does. Establish in advance what happens if the crew is loaded and waiting: what the waiting time costs, and whether an overnight hold of the load is possible.

Ask that question when booking rather than at three in the afternoon.

Keep essentials with you rather than loaded, including documents, medication, chargers, a change of clothes and anything for children. If the day goes wrong, that box is what makes a hotel bearable.

Do not schedule anything else. No utility appointments, no deliveries, nothing that assumes the day will go to plan.

The contingency worth having

Know in advance where you would go and where your belongings would go if keys do not arrive. Overnight storage on the truck, a storage unit, or family nearby.

Having decided that in advance turns a crisis into an inconvenience. Deciding it at five in the afternoon does not.

Practical points

Sort HOA access, gate codes and certificates for the new community well ahead, so nothing is waiting on paperwork you could have done.

Confirm utilities at the new house start the day before, not the day of.
