Phone estimate

Somebody asks how many bedrooms and gives a number.

Fast, and the least reliable. Bedroom count says nothing about the garage, the shed, how long you have lived there, whether the wardrobes are full, or what the access is like. Those are the things that decide the job.

A phone figure is useful for a rough sense of scale and for a genuinely small job, a single item or a couple of hours of labour, where there is little to get wrong.

Treat it as an indication rather than a quote, and be sceptical of any company willing to bind itself to one without asking anything.

Virtual survey

A video walkthrough with somebody on the call. Now entirely normal and, done properly, close to as good as an in-home visit.

What makes it work: walking the whole house rather than the tidy parts, opening the garage, showing inside wardrobes and cupboards, and walking the route to where a truck would park.

The advantage is scheduling, since it takes twenty minutes and needs no appointment window. The risk is that it is easy to skip the awkward spaces, and the estimator cannot see what you do not show.

Best for most straightforward household moves, and it works well when you are moving from out of the area.

In-home survey

Somebody attends and walks the property.

Still the most accurate, and worth insisting on for a large household, anything with specialist items, a difficult access situation, or where you want a binding quote you can rely on.

An estimator on site notices what you would not think to mention: a narrow turn at the top of the stairs, a piano, the fact the garage is full.
