The instinct is to leave immediately. A day or two of planning first protects you considerably.

Leaving does not end your liability

The most important thing to understand, and the reason not to simply go.

On most shared leases everybody is liable for the whole rent, not their share. Moving out does not remove your name, and if the remaining tenants stop paying, the landlord can pursue you for all of it.

So the priority is not getting your things out. It is getting released from the lease, or getting somebody approved to take your place.

Talk to the office. Ask about assignment, a formal sublet, or a lease amendment removing you. Get whatever is agreed in writing.

Protect the deposit position

Photograph everything before you go: your room, the shared spaces, floors, walls, appliances and any existing damage, dated.

Send it to the office and to the other tenants. Without a record, damage caused after you leave is attributed to the tenancy as a whole and comes out of everybody's deposit including yours.

If there was already damage caused by somebody else, document that specifically and put it in writing to the office now rather than at the end.

If safety is the issue

Different situation and it takes priority over any of the above.

If you feel unsafe, leave and sort the lease out afterwards. Take documents, medication, your laptop and anything irreplaceable, and arrange the rest later.

Tell the office in writing what has happened. Where it involves threats or violence, that is a matter for the police rather than a housing conversation, and support services exist for it.

The practical move

Arrange it for a time when you can take what is yours calmly, ideally with somebody else present.

Take only your own belongings. Removing shared or disputed items turns a housing problem into a different kind of dispute, however justified it feels.

If ownership of furniture is contested, leave it and resolve it separately. It is rarely worth what it costs.
