Take less than you think
The commonest mistake. Furniture that worked in a spare room frequently does not suit a commercial space, and a domestic desk in a client-facing office looks exactly like what it is.
Work out what the space actually needs against a floor plan, then decide what comes. Take the equipment, the stock and the things that work; buy the rest deliberately rather than furnishing by accident with what you already had.
The garage stock is the heavy part, and it is worth reviewing rather than transporting wholesale.
What is new once you have premises
A commercial lease, which is a considerably more serious document than a residential one and usually longer. Understand the term, what happens at the end, who repairs what, and any personal guarantee. Get advice before signing.
Insurance. A homeowners policy did not really cover the business and now certainly does not. You need commercial cover: contents, liability, and possibly cover for anybody visiting the premises.
Landlord requirements, including a certificate of insurance from your mover before access.
Business rates, utilities and services in the business's name.
Signage, which frequently needs landlord and sometimes local approval, and takes longer than expected.
Sort the address change properly
More work than people expect, because a home business's address is scattered across everything.
Registration details, bank, insurers, suppliers, couriers, licensing, the website, every listing and map profile, invoices and stationery.
Do it before the move rather than after, especially the delivery addresses. Stock going to your old house after you have left is a real problem.
Order the internet as soon as the lease is signed
The longest lead time in the whole project and the commonest reason a business cannot operate on the first Monday.
Keep trading through it
Move outside your working hours, or in stages: stock and storage first, set the space up, then the working core. We work evenings and weekends.
