The commonest mistake is bringing office furniture into a space that already has it, then paying to store it. Establish exactly what is provided, in writing, before deciding anything.
Ask what you may put on walls, whether you can leave equipment overnight in a shared area, and what storage is included.
What to check before signing
Notice period, which is the whole point of flexible space and varies considerably. Whether the agreement is for a specific room or a floating desk. What happens if you need to grow. Whether internet is included and what it actually delivers, since a shared connection under load is a different thing from a dedicated circuit.
Whether you can receive deliveries and how, which matters more than people expect for a business holding any stock.
Moving out: the part to plan
Leaving flexible space for your own premises is where the real move happens, and it is usually a business's first proper office relocation.
At that point everything that was provided has to be bought: furniture, internet, phones, printing, kitchen, cleaning. Budget for that rather than for the moving cost, which will be modest.
Order the internet circuit as soon as the lease is signed. Having had it included, businesses routinely underestimate the lead time and cannot work on the first Monday.

The address question
If the flexible space provided your registered or mailing address, changing it touches more than you would expect: registration details, bank, insurers, suppliers, couriers, the website, every listing and profile, invoices and stationery.
Do it before the move, especially delivery addresses.
