Clearing a property before listing is not really about tidiness. It is that a full house looks smaller than an empty one, and buyers respond to space in a way they do not consciously notice.

It is also the least expensive improvement available, which is why agents raise it before anything structural.

Do it before the photographs

The timing that matters and the one people get wrong.

Most buyers decide whether to view from photographs, so a house cleared after listing has already been presented at its worst to everybody who scrolled past.

Clear first, photograph second, list third.

The places buyers actually look

Different from where sellers tidy.

The garage, which around here is a selling point and which buyers open expecting to imagine their own vehicles and storage in it. A garage full to the roof reads as a house without storage.

Cupboards and wardrobes. Buyers open them, and a packed cupboard says the house lacks storage even when it does not. Half-empty is the target.

Worktops and surfaces, which is the single most visible change in photographs.

The side of the house and the back garden, where things accumulate out of daily sight.

Any outbuilding or shed.

Get it off the property, not into the garage

The mistake that undoes the work. Moving clutter from the house to the garage means the buyer finds it there.

Book a hauling collection for what is going, and if things are genuinely being kept but should not be visible, a short-term storage unit for the marketing period is a legitimate expense.

Deal with it in this order

Decide, sell what has a market, book the charity collection, haul the remainder, then clean, then photograph.

Each step reduces the next, and doing the haul before the clean rather than after saves doing the clean twice.

The things sellers forget

Paint tins, chemicals and old fuel in the garage, which cannot be hauled and need county collection.

Old appliances in a side yard. Anything under a deck. And the loft, which buyers do look into.
