The single most useful principle. Anything you can reasonably own twice should be owned twice: bedding, towels, basic kitchen equipment, cleaning things, tools, and a set of clothes for the local climate.
The cost of duplicating those is recovered quickly against moving them back and forth every year, and it removes most of the packing from both ends of the trip.
What genuinely travels: documents, medication, valuables, electronics you use daily, and the specific personal items you would not want to duplicate.
Closing up a house for months
The part that matters most here, because a closed house through a St. George summer is a demanding environment.
Take out anything liquid, perishable or aerosol. Empty and clean the fridge, and leave it open if you are switching it off. Close window coverings, since sun fading here is faster than people expect and it is what damages furniture in an empty house.
Decide the cooling strategy deliberately rather than switching everything off. A house left entirely unconditioned through a desert summer is hard on furniture, adhesives, electronics and instruments.
Arrange for somebody to check on it, and make sure they can reach you.
Tell your insurer
Genuinely important and frequently skipped. Many policies treat a property left unoccupied for extended periods differently, and cover you assume you have may be conditional on things you have not done.
