Know the legal position before you clear
Worth saying first, because it is the part that creates real problems.
Abandoned property left by a departing tenant is not automatically yours to dispose of. Utah sets out requirements around notice and how such property must be handled, and they vary with the circumstances of the tenancy.
If a tenant has genuinely gone and the tenancy is properly ended, that is one situation. If there is any doubt, a dispute, or an eviction in progress, take advice before removing anything. Photograph everything before it is removed. It costs two minutes and it is what protects you if a former tenant later claims something of value was disposed of.
Book it around the turnover, not after
The mistake that costs money is sequencing. Clearing, cleaning, repairs and photographs all have to happen before a unit can be listed, and each waits on the one before.
Get the clear-out done first and quickly, then everything else runs. Booking the haul for the day after the tenancy ends, rather than working out who to call that week, is worth more than any price difference.
What is usually left
Predictable, after enough of these. Old furniture, mattresses, a television, cleaning products under the sink, half-used paint in the garage, items in the loft, and food in the refrigerator.
Two things to flag when booking. Chemicals and paint cannot go in a general load and need separating for county hazardous waste collection. And a refrigerator left full and switched off in a St. George summer is a job in itself; tell us in advance rather than letting a crew discover it.

Separate what has value
Occasionally a unit contains genuinely good furniture or appliances. Worth setting aside rather than hauling, either for the next tenancy or for sale.
Say what you want kept and it will be moved aside rather than loaded.
