Somebody moving in their sixties or seventies is usually choosing the house they intend to stay in. That is a different set of criteria from the one people apply at a viewing, where kitchens and views dominate.

Getting in and around
Single storey, or everything essential on the entrance level. A bedroom, a full bathroom, the kitchen and laundry. Stairs are the feature most likely to force a move later.
Step-free or minimal-step entry, including from the garage, which is the door most used.
Doorway widths. Wider is better and it is not something you can change cheaply.
Hallway turns, which matter for furniture now and for mobility equipment later.
The bathroom is the room that matters
More than the kitchen, and it is where most falls at home happen.
Look for a walk-in or level-access shower, or at least a layout where one could be fitted. Enough space to move around rather than a compact suite. Walls that would take a grab rail properly, meaning structure rather than plasterboard alone.
A second bathroom on the same level is worth more than a larger one upstairs.
The practical things
Laundry on the main level. A basement laundry becomes a problem earlier than people expect.
Lighting, particularly hallways, stairs and the route from bedroom to bathroom.
The driveway and its slope, and how far it is from the door.
Landscaping you can maintain, or an HOA that maintains it. In this climate a large lawn is a commitment.
Cooling that works properly, which here is not a comfort question but a safety one in summer.
Location, which is easy to underweight
Distance to a hospital, physicians and a pharmacy. Whether shops are reachable without driving, since driving may not always be an option. Whether family can visit easily.
A slightly less ideal house well located beats a better house badly located, and that becomes truer over time.
