Why staying local is worth a great deal

The thing that makes downsizing hard is rarely the house. It is leaving the neighbours, the church, the routine, the physician and the shops you know.

Moving within the same area keeps all of that, which matters more in the first year than any feature of the new property. It also means family and friends can still help, and that you are not rebuilding a life at the same time as unpacking.

The move is genuinely inexpensive

Short distance, one day, no delivery window, and a second trip is possible if something is left.

The way to make it cheaper still is an overlap on the two properties. Even a few days converts one hard day into a steady transfer: move everything small yourself or with family across that period, then book a crew for a short window for the furniture and appliances.

That arrangement is a fraction of a full move and it removes the part where people get hurt.

What still has to be decided

The sorting does not get easier because the distance is short, and the temptation is to defer it by moving things into a garage.

Work from the new floor plan. Decide what fits, ask family early with a deadline, sell what has a market, book the charity collection, and haul the remainder before the move rather than after.

Storage is reasonable for a genuinely undecided item with a review date. It is expensive for a decision nobody wants to make, and units taken at this point are frequently still rented years later.

Choose for the next fifteen years

Since you are moving anyway, weigh the practical things: a single storey or at least a bedroom and bathroom on the entrance level, doorways and a bathroom that would take a grab rail, a driveway you can manage, and low-maintenance landscaping, which in this climate is worth real thought.

Ask what the HOA covers, since maintenance being handled is frequently the point.
