Complete the inspection form properly

If you are given one, fill it in fully rather than ticking through it, and be specific. Note things that seem trivial, since trivial is exactly what gets charged for.

Return it within whatever deadline applies and keep a copy. A form you completed and they hold is worth considerably less than one you can produce.

During the tenancy

Report maintenance issues in writing, even when you also phoned. A leak reported in writing and left unfixed is the landlord's problem; the same leak with no record becomes yours.

In this climate specifically, keep an eye on anything cooling-related and report it early, and be careful about sun damage to window coverings and flooring in rooms that get afternoon light.
