Read the governing documents, genuinely
They are dull and they determine a good deal about daily life. The parts people wish they had read:
Vehicles. What may be parked where, and for how long. Restrictions on trailers, boats, recreational vehicles and work trucks are common here and catch people out.
Exterior changes. Paint colours, landscaping, solar, satellite dishes, fencing and outbuildings usually need approval, and the process takes time.
Short-term letting. Frequently restricted, and worth knowing if that was part of your plan.
Pets, including numbers and breeds in some communities.
Landscaping obligations, which in this climate can be specific about what you must maintain and what you may plant.
Understand the dues and what is behind them
Ask what the dues cover, how often they have risen, and whether a special assessment is anticipated.
Ask about the reserve study and the funding level. A community with underfunded reserves and ageing shared infrastructure is one where a large assessment is a question of when, and that is not visible from the monthly figure.
The practical move-in questions
Get these before your moving day rather than during it.
Gate access and codes, and how a moving truck is admitted. Whether moving hours are restricted. Any vehicle size limit on the streets. Whether a certificate of insurance is required from the mover. Where the mailbox cluster is and how you get a key.
Then the ordinary new-house list: utilities in your name, cooling working, and where the panel and water shut-off are.
If the house is new construction
Common here. Do the walkthrough and photograph every room empty before your belongings are inside, since once furniture is in place the question of what was pre-existing hardens.
Ask how long before heavy furniture and rugs go on new flooring, and say when you book that the house is new so we bring proper protection.
Do not plan a move around a builder's projected date; wait for a firm closing.
