Why a piano is hard on a house
Several hundred pounds concentrated onto a dolly's wheels is a substantial point load, and it travels the whole route rather than sitting in one place.
The instrument is also wider and taller than it looks once it is on equipment, and it has to be tilted through turns, which brings it close to doorframes and ceilings.
What actually gets damaged
Doorframes and corners, more than anything else. The turn from a hallway into a room is where it happens, and a doorframe is the least protected surface in a house.
Hard floors, from grit under a wheel. A single piece of grit will score hardwood or vinyl along the entire length of the movement and it cannot be polished out.
Thresholds and door sills, which take the impact when a loaded dolly crosses them.
Stair treads and nosings, which take real load on the way down.
Walls at the turn of a staircase, where an upright has to be angled.
Kerbs and driveway aprons where a vehicle mounts them, which in a governed community is chargeable to you.
How it should be prevented
The route walked and measured before anything moves. Hard protection down along the whole path, not a sheet. Doorframe protection at every opening on the route, and corner protection at turns.
The floor swept, genuinely, because grit is the problem rather than weight.
Photographs of the route and any existing damage before work starts, so condition is established rather than argued about later.
What you can do
Clear the route completely, including rugs, which are a trip hazard under a loaded dolly and can bunch.
Say if any flooring is new or recently refinished. New hardwood may still be curing and the installer will have a view on heavy loads.
Take doors off their hinges where that gains width, which is frequently the difference between a clean passage and a scraped frame.
