A student lease is frequently the first contract anybody signs, and it is usually signed quickly because the place will go otherwise. A few terms in it have consequences well beyond the rent.

Joint and several liability
The most important thing on this page, and the one students consistently do not know.
On most shared leases, each tenant is liable for the whole rent rather than their share. If a roommate stops paying or leaves, the remaining tenants can be pursued for the entire amount, not the portion that person owed.
The same applies to damage. A hole in a wall made by one person can come out of everybody's deposit.
Two practical consequences. Be careful who you sign with, more careful than feels comfortable. And agree between yourselves, in writing, what happens if somebody leaves early or causes damage. That conversation is easy in August and impossible in March.
Where a lease is by-the-room rather than joint, that risk largely disappears, and it is worth asking which you are being offered.
Guarantors
Many student lettings require one, usually a parent, and it is worth both parties understanding what is being signed.
A guarantor is agreeing to cover the tenant's obligations if they are not met. Where the lease is joint and several, a guarantor may be exposed to the whole rent rather than one share. Ask specifically, since the difference is substantial.
Ask also how long the guarantee runs and whether it survives a renewal automatically.
Deposit terms
Read what is required at move-out before you move in: cleaning standards, carpet treatment, whether professional cleaning is specified, and what is deemed damage rather than wear.
Then photograph everything on day one, before anything goes in, and share it with every roommate so nobody can dispute the record later.

Subletting and early exit
Find out whether you can assign or sublet, and what approval is needed. Students' plans change, and a lease with no exit route is a real problem.
Never arrange a private handover without the office approving it, since the original tenant usually remains liable.
Insurance
Many leases require renters insurance. Check whether a parent's policy already extends, which frequently applies on campus and not to a private apartment.
