Buy in three waves
Week one: what you cannot live without. A bed, somewhere to sit, somewhere to eat, and the kitchen basics. Window coverings, which in this climate are not decoration but a practical necessity in any room getting afternoon sun.
Plus the unglamorous list nobody plans for: a bin, a shower curtain, light bulbs, cleaning products, an extension lead, basic tools, a first aid kit and a torch.
The first two months: what you have found you need. Live in the house before deciding where storage goes, which room needs a lamp and how you actually use the space.
This is where most of the money should go, and it is far better spent than in week one.
Later: the rest. Guest room, decoration, the things that are nice rather than necessary.
Where to spend and where not to
Spend on the mattress. The item you use most, the one worst bought cheaply, and the one with the biggest daily effect. If you buy one thing properly, this is it.
Spend on a sofa, if you can, because a cheap one fails within a couple of years and is then a disposal problem.
Do not spend on: a dining set before you know how you eat, guest room furniture in the first year, decorative items chosen to fill space, or anything bought because the room looks empty.
Secondhand is genuinely better for some things
Solid wood furniture, quality brands, older pieces built when timber was ordinary. These are frequently better made than new furniture at the same price.
Two cautions: check upholstery seams and undersides for pests, which is the one problem that follows you home, and measure before buying, including the route in.
Buy new for mattresses and anything upholstered you cannot inspect properly.
Measure everything
Rooms in photographs are misleading. Measure the wall, the doorway and the route before buying anything large, and check delivery access.
