Approval first

Many communities have rules covering what may be installed in a yard, particularly anything visible from a street or a neighbouring property, anything requiring a screen or enclosure, and anything involving a permanent electrical connection.

Ask your association before ordering: whether a spa needs approval, what has to be submitted, how long approval takes, and whether there are requirements about placement, screening or fencing.

Get the answer in writing. A spa delivered before approval is a spa sitting in a driveway.

Ask about the delivery too. If a crane is involved, or a truck needs to sit on a street for an extended period, some communities want notice of that separately.

The base and the power

Unchanged wherever you are. A filled spa is extremely heavy and needs continuous support: a concrete pad, a deck built to carry it, or purpose-made panels. Grass, soil and gravel are not bases.

A new pad must be finished and cured before the tub arrives, and cure time is longer than people plan for, considerably longer in cold weather.

A hard-wired spa needs an electrician and a supply reaching where the tub is actually going. In a newer house that circuit may not exist, and running it is easier before landscaping goes in than after.

Access in a planned development

Measure the narrowest point of the whole route from where a truck can park to the pad, and give us actual numbers.

The obstacles here are typically a narrow side return between closely spaced houses, an air conditioning unit on that path, a gate built as part of the landscaping package, and young trees closer to the route than they look.

If the fence is not yet built, give the fencer the spa's width and ask for a gate that clears it. Widening a gate at design stage costs nothing; removing a panel later is a job.
