Finding a roommate through a listing or a group is completely normal and mostly works out. The reason to be careful is not the risk of a bad housemate; it is that on most shared leases you become financially liable for that person.

Understand what you are signing

On most shared leases each tenant is liable for the whole rent rather than their share. If somebody stops paying or leaves, the rest of you can be pursued for the entire amount.

Damage works the same way and comes out of everybody's deposit.

That is the actual risk, and it is why a stranger's reliability matters more than whether you get along.

Ask whether the property offers by-the-room leases instead, which removes most of that exposure. It is worth asking specifically, because it is rarely volunteered.

Meet in person, and meet where you will live

Video at minimum, in person if at all possible, and ideally at the property.

Meet in a public place first if you are meeting a stranger. Tell somebody where you are going. This is ordinary sense rather than suspicion.

Ask the awkward questions

People skip these because they feel rude, and they are exactly the ones that matter.

Do you have income or support that covers rent reliably? Have you rented before and can the previous landlord or roommate be contacted? What are your hours, and are you here in the evenings? Do you smoke? Do you have a pet? How do you feel about guests staying?

Then the practical ones: how are bills split and who holds the accounts, how clean is clean, and what happens if somebody wants to leave early.

Somebody who finds these questions unreasonable has told you something useful.

Write things down

Not a legal document, just a shared note: who pays what and when, who holds which account, whose furniture is whose, and what happens if somebody leaves.

Photograph the property on move-in day, every room, floor, wall and existing mark, and send it to all roommates so nobody can dispute the record later.

Warning signs

Unwillingness to meet, pressure to send money before you have seen anything, a refusal to be on the lease, or a story that changes. Never pay a deposit to an individual for a property you have not seen and confirmed with the management office.
