Everything is new, including the things you will be blamed for

In a house somebody has lived in, a mark on a wall joins other marks. In a house handed over last week, every mark is new and traceable, and if you have a builder warranty or a punch list outstanding, the distinction between a construction defect and moving damage becomes something people argue about.

Two things follow.

Do your walkthrough and document it before the truck arrives. Photograph every room, the floors, the walls, the doorframes and the stair treads. It takes twenty minutes and it is the entire argument later about whether something was already there.

If there is an outstanding punch list, ideally get it completed before you move in rather than after. Trades working around your furniture is worse for everybody, and it muddies who did what.

Protection matters more than usual. Floor runners go down as standard and doorframes get protected on tight routes. On a new build it is worth saying explicitly at the walkthrough which surfaces you are most concerned about, because we will take extra care where you point.

The things new houses do not have yet

Landscaping, frequently. That means the route from the driveway to the door may be bare dirt or gravel rather than a path, and in wet weather that is mud coming into a house with new flooring. If that is your situation, tell us and lay something down.

Window coverings, usually. Not a moving issue but worth knowing on the first night.

Sometimes the driveway itself is not finished, or is finished and not yet cured enough for a loaded truck. Ask your builder before the move whether a heavy vehicle can use it, because that answer occasionally is no and it changes where the truck sits.

The rest

Standard furniture disassembly and reassembly is included. Confirm utilities are on before the load arrives, which on a new build is not automatic.
