Lease-up is the busy period

When a complex is filling, move-ins are constant. The lift you have booked is the same lift three other households want, and the loading bay is in continuous use.

What that means: book your slot as early as you can, and treat it as the real constraint. Find out how long you get, and tell us, because we size the crew to fit the window rather than the other way round.

Ask what happens if you overrun. In a busy building the honest answer is sometimes that you cannot, and knowing that shapes the whole day.

Ask precisely, because the answers are new

In an established building the office has answered these a thousand times. In a new one they may be working it out with you.

Ask where the truck actually goes, and whether there is a height restriction on the entrance to a parking structure, which catches people out constantly with a moving truck.

Ask which entrance and which lift, and whether the lift needs padding fitted, which is often the building's job and often forgotten.

Ask whether they need a certificate of insurance from the moving company. We are licensed in Utah, carry general liability insurance and can provide one, and in a new building the request sometimes arrives late because nobody mentioned it earlier.

Get the answers in writing or by email rather than a conversation at a desk, because in a new building staff turn over and the person you spoke to may not be there on your date.

Protect what is new

Everything in the building is new, including the corridors and the lift, and damage to common areas is usually charged to the tenant whose move caused it. Floor runners go down as standard and we will take extra care where you point.

Photograph your apartment when you move in, including any existing marks. In a brand new unit there may be a few from construction, and you do not want them attributed to you when you leave.
