Subletting is how most students handle a summer or a mid-year departure, and it is the arrangement most often done informally. Informally is where the problems are.

The thing to understand

Unless the landlord formally releases you, you remain responsible under the lease.

That means if your subtenant stops paying, the landlord comes to you. If they damage the property, it comes out of your deposit. If they breach the lease, it is your tenancy that is in breach.

An arrangement between you and a friend does not change any of that, however clearly you wrote it down between yourselves. Only the landlord can release you.

Do it through the office

Ask first whether the lease permits subletting at all, since many do not, and whether they offer a formal assignment or a lease takeover instead.

An assignment, where the new tenant takes over the lease and you are released, is much better for you than a sublet where you stay liable. Ask specifically for that word.

Get whatever is agreed in writing, and get confirmation of what you are and are not still responsible for.

Screen the person properly

You are lending them your financial position, so ordinary politeness is not the standard.

Ask whether they have income or support covering the rent reliably, whether a previous landlord can be contacted, and what their plans are for the period. Meet them, and meet them at the property.

Somebody who finds those questions unreasonable has told you something useful.

Document the handover

Photograph every room, floor, wall, appliance and existing mark on the day they take over, and send it to them and to the office.

That record is what separates their damage from yours at the end of the tenancy, and without it everything is attributed to whoever is on the lease.

Inventory anything of yours left in the property, and be realistic: if you would mind it being damaged, take it with you.

Handle the money properly

Rent paid to the office rather than through you where possible. Take a deposit from them if the landlord permits it, and agree in writing what it covers.

Keep your renters insurance running, since your liability continues.
