A couple moving from a family house into a condominium or townhome is one of the most common downsizing moves there is, and the difficulty is usually not the furniture. It is that two people have spent decades in the same house forming completely different attachments to what is in it.

Sort separately before sorting together

The practical suggestion, and it works better than it sounds: each person goes through the house independently first and marks what genuinely matters to them. Not what should be kept, not what is valuable. What they would be sorry to lose.

Then compare. What you usually find is that the lists overlap less than either expected, and that the genuinely contested items are a small handful rather than the whole house. That is a much more manageable conversation than working through every room together and negotiating item by item, which is exhausting and tends to end with everything being kept.

Do this before measuring and before booking anything, because it changes what the move actually is.

Then measure, honestly

Take the dimensions of the new rooms and be strict. A condominium living room does not hold a family living room's furniture, and the arithmetic does not improve by being deferred.

Pay particular attention to the things people assume will fit: a dining table with leaves, a sectional, a large dresser, anything that came into the house before a doorway was reframed. Measure the route into the new place as well as the room, including any lift.

Sort into three destinations rather than two. What comes, what goes to family, what is cleared. Two-way sorting stalls because the hard items are exactly the ones that are neither.

On the day

Our crews expect to work at the pace of the household rather than the truck. If a decision has not been made, it has not been made, and a second trip is better than someone losing something they wanted.

Standard furniture disassembly and reassembly is included. Ask for the beds to be built and made first and they will be, which on this kind of move matters more than anything else that happens.

If the new building is managed, get its move-in rules in writing early: entrances, lifts, permitted hours and whether they want a certificate of insurance, which we can provide.
