Book against the date, not the intention

If your date is fixed and falls in a turnover window, the single most useful thing you can do is book early. Not early by ordinary standards. Early by the standards of a city where a large share of the housing changes hands in the same few days.

When you call, say the date is fixed and say why. It changes how we plan. A move with a hard handover hour is scheduled with more room around it than one that can drift by an afternoon.

If you have a specific hour by which the unit must be empty, tell us that hour rather than the date. Those are different pieces of information and the second is the one that matters.

Dealing with a management company

Most contract housing is administered rather than owned by a person, which has practical consequences.

Ask three questions well before the day. Whether moves have to be booked into a slot. Whether there are restricted hours or a designated entrance. Whether they require a certificate of insurance from the moving company. Ask what condition the unit has to be returned in, in writing, and read it before move day rather than after. Cleaning requirements vary and people usually discover the specifics too late to act on them cheaply.

Protecting your deposit

Photograph the empty unit before anything moves, including any existing marks, and again once it is cleared. Time-stamped photographs are the whole argument if a deduction is disputed, and they take three minutes.

Plan for what will not fit on the truck. Whatever you decide at the last moment not to take will be standing in the empty rooms, and anything left behind is usually removed at a price set by somebody else. A clear-out booked for the day after works far better than the same day, because the pile is not final until the last box is loaded.
