Check the community rules first

Before you book anything, find out what your association or management actually requires. It varies between communities and it is rarely volunteered.

The usual items: whether moves need notifying in advance, restrictions on hours, where a large truck may park and for how long, whether portable containers are permitted at all and for how many days, and whether anything needs approving.

Ask in writing or by email rather than in conversation, so you have the answer if somebody queries it on the day.

The container question is the one that most often surprises people. A lot of planned communities restrict them explicitly, and finding out after one has been delivered for a week is an expensive way to learn.

Parking and access in planned developments

These communities are frequently designed to de-emphasise the car, which is pleasant to live in and occasionally awkward for a moving truck.

Narrower streets by design. Rear-loaded garages served by lanes rather than driveways, which changes entirely where a truck sits and how far the carry is. Alleys that a large vehicle cannot turn in. Landscaping and street trees closer to the roadway than in older neighbourhoods.

Walk the route from where a truck could realistically stop to your front door, and time it. It is regularly further than residents believe, because nobody walks it carrying furniture except on moving day.

If your garage is rear-loaded off a lane, mention it, because it may be the better access or the worse one depending on the lane.

The rest of it

Standard furniture disassembly and reassembly is included. The crew brings moving pads, stretch wrap, floor runners and dollies.

In winter, clear and salt the driveway, lane and paths at both ends before the crew arrives and again in the morning.

The estimate is free, comes in writing, and follows questions about stairs, parking, access and heavy items.
