Ask about buildings, not boxes

Do you deal with certificates of insurance regularly, and how fast can you produce one? Almost every managed building asks. A company that treats this as routine will tell you to ask your building immediately, because the delay is always on their side. A company that sounds surprised has not done many.

What do you do when a lift slot is shorter than the job needs? A good answer involves crew size and sequencing rather than optimism.

Have you worked in older walk-ups here? The central neighbourhoods have a lot of converted and pre-war stock with no lift, narrow stairs and turns. A crew used to modern complexes is doing something different.

What do you need from me about the building? The right answer is a list: floor, lift and whether it books, where a truck can sit and how far that is, gate or entry codes, permitted hours, and whether a certificate is required.

If a company does not ask those before quoting, the quote is a guess.

Photograph the apartment on arrival, including existing marks, and keep those somewhere you will still have them at the end of the tenancy.

One question worth putting to any company directly: have they moved into your specific building before. In a city where a handful of large complexes account for a lot of the rental stock, the answer is often yes, and a crew that already knows where the loading area is, how the lift behaves and what the management require turns up prepared rather than working it out in your lobby. It costs nothing to ask and occasionally it saves an hour.
